Wyndham Grand Jaipur Amer Becomes India’s First RERA-Approved Resort Project Under Fine Acers’ Luxury Sale-and-Leaseback Model

Fine Acers, India's pioneer branded luxury resort developer and a leader in the sale-and-leaseback investment model, has announced a significant milestone for its flagship Wyndham Grand Jaipur Amer- Spa, Resort & Branded Residences, with the project receiving RERA approval, making it, India’s first RERA-approved Resort project.

Located in the Amer–Kukas/Gunawata region of Jaipur, the five-star resort development is being undertaken in partnership with Wyndham Hotels & Resorts. The Resort is designed to combine luxury hospitality, branded residences, destination weddings, leisure experiences, wellness and professionally managed ownership.

The project is spread across approximately 10.5 acres and will feature 278 rooms/keys comprising studios, one-bedroom residences, two-bedroom residences and presidential suites. The development will also include a spa and wellness offering, restaurants, leisure facilities, banqueting and event spaces, and infrastructure designed to cater to luxury travellers, destination weddings, MICE and social celebrations.

The project is being developed under Fine Acers’ sale-and-leaseback model, through which eligible inventory is offered to individual owners and subsequently leased back for professional hospitality operations offering good returns. The structure is designed to bring together real estate ownership with hospitality management and a professionally operated resort environment.

The partnership with Wyndham Hotels & Resorts adds an international hospitality dimension to the project. The project is being developed as a premium resort destination in close proximity to Jaipur’s heritage and tourism circuit, while it’s positioning is also intended to cater to the city’s growing destination wedding and MICE ecosystem.

The development follows Fine Acers’ broader strategy of working with established hospitality brands to create destination-led resorts across India's high-potential leisure markets. Fine Acers’ portfolio and development pipeline currently spans destinations including Jaipur, Pushkar, Goa, Udaipur, Jawai, Coorg and Sakleshpur, across various hospitality formats and brands.

The company's expansion gathered further momentum in February 2026 with the introduction of Dolce Hotels & Resorts to India through a strategic alliance with Wyndham Hotels & Resorts. The Dolce developments are being positioned around destination leisure, weddings, meetings and events.

The company's growth is also extending beyond India's major metropolitan markets. In August 2026, Fine Acers announced the opening of a new office in Delhi-NCR and Ahmedabad, strengthening its investor engagement and business presence. The company has also expanded its international outreach through its London operations, aimed particularly at engaging the NRI investor community in the UK and European markets. The company expects to generate additional revenue of INR 125 cr through its expanded presence in the next one year.
