
The facility stands on a site that once suffered a devastating fire – which forced the architects to look at safety, efficiency, and sustainability as integrated, not isolated. Novarch implemented state-of-the-art fire control systems, zoning the factory and office spaces with intelligent fire segregation measures. Emergency evacuation strategies were baked into the design from the ground up.

However, the most radical move was switching the entire lighting system to DC current—an uncommon but highly effective step that eliminates fire risk from lighting and brings in full programmable control for daylight integration, human-centric lighting, and energy savings.

A core principle of this project was to minimize thermal loads and create a building that would perform efficiently in both hot and cold months. To achieve this, custom skin panels with high-performance coatings were designed to reflect the solar heat, while providing excellent insulation. These materials were locally fabricated and engineered specifically for the site’s microclimate.

Though the project refrains from bold solar panel displays, its energy strategy is quiet but intelligent. The lighting system’s use of DC current makes it ideal for future integration with solar microgrids, paving the way for a net-zero transition. Meanwhile, all building services—including air distribution, water supply, and data cabling—are routed underground. This not only enhances the visual minimalism of the space but significantly reduces exposure to environmental stressors, extending the lifespan of the systems. The solar panels cover the roof and help generate electricity.

The manufacturing area is engineered to meet dust-free standards, enabling the production of advanced anti-corrosion solutions in a clean, controlled environment. This, combined with the thermally stable and naturally lit spaces, reduces dependence on mechanical ventilation and boosts employee productivity and safety.
