
With limited large-format launches in South Mumbai in recent years, the scale and vertical ambition of One Marina mark a notable shift in the area’s development trajectory. The project promises lifelong unobstructed views for its residents.
One Marina will offer 2, 3 and 4 BHK residences, along with duplexes and penthouses, with indicative ticket sizes ranging from ₹7 crore to ₹45 crore. Designed with a low-density layout of approximately six residences per floor, the tower emphasises exclusivity and privacy while maximising efficiency in vertical circulation. A defining design decision ensures that 95% of the apartments are oriented towards the Arabian Sea. Positioned at 131 feet above sea level, the first habitable floor enhances privacy and unlocks expansive, uninterrupted sea views, reinforcing the project’s premium positioning. Inspired by New York’s Billionaire’s Row, the luxury amenities are located on the 69th and 70th floors.

Architecturally designed by ARK by Reza Kabul Architects, the project’s architecture and master planning are being overseen by the globally renowned firm. The landscape design is by Site Concepts International, Philippines. Mahimtura Consultants are the structural consultants, while PDA Associates are the MEP consultants. Global experts Kvant Lasers have been formally engaged to enhance the architectural illumination of the skyscraper.
The tower features a contemporary, award-winning vertical profile along Mumbai’s waterfront. Its fully glazed façade integrates high-performance energy glass to enhance thermal efficiency while preserving panoramic views. The project includes 722 parking spaces distributed across eight podium levels and two basement levels, addressing a critical infrastructure requirement in South Mumbai’s dense urban fabric. The development strategy reflects a growth-focused investment aimed at building long-term asset value.
The launch formalises the strategic association between YM Infra, focused on expansion within high-value, supply-constrained luxury micro-markets, and Ashwin Sheth Group, a developer with over four decades of experience across the Mumbai Metropolitan Region. The collaboration brings together execution capability, brand equity and growth capital at a time when South Mumbai continues to witness selective yet high-impact residential launches. Marine Drive remains a tightly held residential pocket with limited redevelopment opportunities, making vertical scale and full sea frontage key differentiators in value creation.
