In a major boost to India’s real estate sector and a moment of pride for Hyderabad, The Cascades Neopolis has been awarded the WELL v2 Platinum Pre-Certification by the International WELL Building Institute (IWBI). This milestone makes it India’s first and the world’s largest residential development to receive this prestigious recognition.

WELL is the world’s first building standard dedicated entirely to how built environments impact physical and mental health, while IWBI is the global authority that develops and administers the WELL Building Standard to advance health- and wellness-centric design.

Valued at ₹3,169 crore, The Cascades Neopolis is a 63-storey, 217-metre-tall mega residential project by GHR Lakshmi Urbanblocks Infra LLP, a joint venture between the promoters of GHR Infra, Lakshmi Infra, and Urbanblocks Realty—renowned real estate companies primarily operating in Hyderabad. The project was evaluated across ten interrelated WELL concepts that directly influence occupants’ well-being: air, water, nourishment, light, movement, thermal comfort, sound, materials, mind, and community.

Residents will benefit from enhanced indoor air quality with advanced filtration and ventilation systems, maximized daylight penetration, and low-emission materials to support respiratory health. Integrated temperature and acoustic controls aim to reduce stress and fatigue, while the overall layout encourages movement, mindfulness, and social interaction—creating a community anchored in balance and vitality.

While several commercial projects in India have embraced WELL standards in the past, The Cascades Neopolis has pioneered their application in the residential segment, setting new benchmarks for healthier living.

“With a built-up area of 5.43 million sq ft—more than twice the size of the next-largest WELL precertified residential community—The Cascades Neopolis is poised to deliver several firsts,” said Juzer S. Kothari, Managing Director, Conserve Consultants (P) Ltd., the firm that partnered with the project to achieve both WELL v2 Platinum Pre-Certification and IGBC Green Homes Platinum rating.

“The project is designed to achieve 42% water savings through large-scale rainwater harvesting, 30% annual energy savings via solar and high-efficiency systems, and 95% recycling of construction debris. Additionally, 30% of parking bays are equipped with EV chargers, setting a new global benchmark for sustainable, future-ready residential living,” Kothari added.
