Ultra-luxury projects are inherently long-horizon investments. The land, the construction quality, and the location all need to support value retention over decades. As regards operational challenges such projects require, this is a question the industry does not discuss honestly enough. Delivering an ultra-luxury project is one challenge. Operating it to the standard its residents expect, consistently, over years and decades, is an entirely different discipline. The gap between the two is where many developers fall short.
