
According to Knight Frank India, Bengaluru recorded 27,968 residential sales in H1 2026, a 5% year-on-year increase, making it the fastest-growing housing market among India's eight largest cities. New residential launches also grew 4% year-on-year to 34,749 units, reflecting continued developer confidence despite moderating market conditions. Average residential prices increased to ₹9,354 per sq. ft., supported by healthy demand for well-connected projects and lifestyle-oriented developments.

The city's residential activity continues to be concentrated around infrastructure-led growth corridors. South Bengaluru accounted for 36% of new launches and 34% of sales in H1 2026, while East Bengaluru contributed 31% of launches and North Bengaluru emerged as the fastest-growing corridor, recording double-digit growth in both launches and sales. These markets continue to benefit from metro connectivity, proximity to IT parks, expanding social infrastructure and strong end-user demand.

Against this backdrop, a new generation of residential developers is strengthening its presence across Bengaluru's fastest-growing micro-markets. By aligning their projects with infrastructure-led growth and evolving buyer preferences, these developers are contributing to the city's expanding residential landscape.
